A developer wants to tear down a house on Burnet Street and replace it with two new homes on undersized lots. A special-education nonprofit wants to add a 6-foot fence to its Route 10 campus. Both proposals go before the Livingston Planning Board at a special meeting on Monday, July 21, at 7:30 p.m.
56 Burnet LLC is asking the board to split a single lot at 56 Burnet Street into two parcels, demolish the existing home, and build a new single-family house on each lot, according to a legal notice published in the West Essex Tribune on Thursday, July 2.
The catch: Livingston's R-4 zoning code requires a minimum lot area of 9,375 square feet within the first 125 feet of the street right-of-way. The two proposed lots would measure roughly 6,482 square feet and 6,480 square feet, each about 31% below the minimum. That means the applicant needs bulk variance relief from the board.
Single-family homes are a permitted use in the R-4 zone, so no use variance is required. The application (No. 2026-44-MSUBV) is listed as new business.
The law firm Gaccione Pomaco, P.C. of West Orange is representing 56 Burnet LLC.
Spectrum360, a nonprofit that provides special education and therapeutic services for people with autism and related disabilities, is seeking to amend its previously approved site plan at 630 Route 10 to add a 6-foot fence. The property sits in the R-5L Residence Overlay Zone and is identified as Block 100, Lot 3.01.
The application (No. 2022-9-PFSP, Amendment) is old business. The board first heard the request at its Tuesday, June 16 meeting and continued it to July 21. The original site plan dates to 2022.
Spectrum360 operates multiple campuses in northern New Jersey, including programs for students ages 3 through 21 and adult day services.
The meeting takes place at the Livingston Municipal Services and Police Building, 357 South Livingston Avenue. Plans and application materials for both cases are available for public inspection at the Planning Department, Monday through Friday, 9 a.m. to 4 p.m., and on the township website at least 48 hours before the meeting.
