A newly built home at 2 Spenser Drive in Short Hills sold for $4 million, the second-highest residential sale in Essex County for the week of Sept. 7-13.
The 2,788-square-foot home, built in 2025, closed on Aug. 21 at $1,435 per square foot, according to NJ.com. Only a Montclair property at 162 Union Street, which sold for $4.4 million, fetched a higher price countywide that week, according to NJ.com's most-expensive-homes list.
Short Hills recorded seven sales during the period, with four topping $3 million. The second-priciest local sale was 171 Tennyson Drive at $3.965 million. That 4,610-square-foot home, built in 2013, closed on Aug. 18 at $860 per square foot.
Two other Short Hills properties also topped $3 million: 123 Highland Ave. sold for $3.45 million and 100 Browning Road for $3.2 million. The Highland Ave. home, a seven-bedroom, seven-bathroom property built in 1924, spans 6,166 square feet.
The remaining three sales were 2 Denman Court at $2.95 million, 57 Woodland Road at $1.895 million and 28 Canterbury Lane at $1.705 million.
Essex County logged 141 total residential transactions for the week, down from 248 the prior week. The countywide median sale was a 1,636-square-foot home on Kennedy Drive in Fairfield at $770,000, up from $711,000 the week before.
Livingston posted 11 sales for the week. The lowest was 36 E. McClellan Ave. at $295,112. The highest was 68 Rockledge Drive at $1.8 million for a 3,291-square-foot home.
Short Hills prices keep climbing. Through Aug. 31, homes had averaged about $2.75 million in sale price year to date, up roughly 5% from the same stretch in 2025, according to Garden State MLS data cited by the Saritte Harel Team real estate agency. The township had recorded 110 sales through that date, about 14.6% more than the same period a year earlier. Homes were averaging 22 days on market and selling for roughly 106% of list price.
