Two Short Hills properties crossed the $5 million mark in July 2026, leading a busy month of residential sales across Short Hills, Millburn and Livingston, according to Essex County public records compiled by Kayla Pereda for the West Essex Tribune's monthly report.
The priciest recorded transfer was 882 S. Orange Ave. in Short Hills, an 11-bedroom, 13-bathroom estate spanning 17,590 square feet that sold for $5.2 million. The deal closed June 24 and was recorded the week of July 6. Close behind, 1 Cora Way fetched $5.1 million for a 6,583-square-foot home built in 2018.
Three more Short Hills homes sold above $4.7 million: 127 Stewart Road ($5 million, 5,323 square feet, closed June 22 and recorded in July), 15 Arden Place ($4.95 million, 8,383 square feet) and 132 Hartshorn Drive ($4.75 million, 4,884 square feet, built in 2023).
The highest price per square foot among top Short Hills sales belonged to 38 Deer Path. The 1,863-square-foot home built in 2017 sold for $3,955,000, or $2,123 per square foot, according to NJ.com's weekly property reports.
Countywide pace
Essex County recorded 258 residential sales during the week of July 6–12, the busiest week in available July data. Weekly average sale prices across the three weeks of complete data ranged from $894,128 to $1 million, with per-square-foot averages between $395 and $441.
Millburn
The top Millburn sale was 76 Elm Street, a 3,482-square-foot home built in 2020 that closed July 24 for $2,998,000 ($861 per square foot). Two properties on Glen Avenue also changed hands: 272 Glen Ave. sold for $2 million and 256 Glen Ave. for $999,999. At 84 Cedar Street, a 1,822-square-foot home fetched $2 million, or $1,098 per square foot.
Livingston
Livingston logged at least 39 sales across four weeks of available data. The top transfer was 84 Shrewsbury Drive, a six-bedroom, seven-bathroom home with 9,659 square feet that sold for $3,050,000 during the week of July 13–19. Two other Livingston homes topped $2.5 million: 54 Westmount Drive ($2,920,000, 4,328 square feet) and 26 Mountain Ridge Drive ($2,855,000).
At the entry level, Livingston sales started as low as $476,000 for a unit at 1403 Pointe Gate Drive during the first week of July.
The next monthly compilation, covering August 2026 sales, is expected in mid-to-late September.
