A Livingston home at 12 Arbor Court sold for $999,000, NJ.com reported. The sale, recorded the week of Sept. 28–Oct. 4, ranked among the top five sub-$1 million residential transactions in Essex County.

The 2,544-square-foot house, built in 1983, sits on a 14,715-square-foot lot. At $393 per square foot, it carried the lowest price per square foot among the week's top five sub-$1 million sales. It also offered the most living space and the largest lot in that group.

That price sits well below Livingston's 2026 average. Through Aug. 31, the town's average sale price was approximately $1.43 million, up about 5.6% from the same period in 2025, according to Garden State MLS data cited by the Saritte Harel Team. Livingston homes were averaging 29 days on market and selling at approximately 104% of list price through the same date.

Short Hills dominated the high end. A home at 19 Shelley Road topped Essex County at $4,725,851, and a second property at 2 Troy Drive sold for $3,320,000, according to a separate NJ.com tally of the week's most expensive sales. Six of the county's 10 priciest sales that week were in Short Hills.

Across all price points, Essex County recorded 175 residential sales during the week. The average price was $845,163, at an average of $396 per square foot.

The other top sub-$1 million sales were 148 Smull Ave. in West Caldwell and 38 Burroughs Way in Maplewood, both at $999,999. Rounding out the list: 442 Myrtle Ave. in Irvington at $999,000 and 7 Stonybrook Drive in Caldwell at $995,000. Title recording dates, not closing dates, determine which week a sale appears in.

The prior week, Sept. 21–27, the top sub-$1 million sale in Essex County was $999,999 at 136 Ward Place in South Orange. A Livingston home at 23 Ashwood Drive sold for $915,000 that week.
